Thanks for Our Dream Home!


Garman Homes is a company for Rock Stars. They do not, however, cater to rich and famous musicians or even musicians exclusively. They simply employ the best customer-focused people and treat their buyers like rich and famous musicians. Throughout every step of our nearly 6 month journey into home construction, Garman has been there encouraging us during the difficult time of trying to sell our previous home to cheering with us as the new house was completed. Tonight, on the eve of moving into our dream home, my wife Dawn and I are feeling truly bittersweet about the whole process because the people at Garman have become much more than our builders. They have become our friends. My family and I would like to give each of them their due recognition.

Jim Garman started our journey with a phone call. We had been driving around Holly Glen and stopped in another builder’s open house to make a few preliminary inquiries and were given a few cursory statements by some drone behind a desk who could not even take the time to show us around his model. A few minutes down the road, we saw a Garman home with a similar sign, but no agent on duty. When we looked up the company on the web and called the number, a pleasant man answered and it was none other than Jim himself. When my surprised wife asked him if he was the owner, he nonchalantly answered that he was and what could he answer for us today. Twenty minutes later, we knew we had to see what Garman homes had to offer. Jim has been a constant presence throughout this process, mainly in the form of Facebook commentary and encouragement. How many builders allow you to see what goes on in their personal lives so closely?? We have yet to meet him in person, yet through these interactions, we feel like we know him much better.

Jackie Dickinson was the first person we met from Garman face to face to look at the house we affectionately call “The formerly Big Blue House on Magnolia Meadow.” Even though she was helping a buyer write a contract on another house, she was polite and encouraged us to look around. The Brevard is a beautiful design and we fell in love with it. After she was done, Jackie immediately came over and showed us all the great features and started talking about all the “upgrades” that were standard with all Garman homes. Jackie’s knowledge and personality ended up being the reason that we went back to our own agent later that day and said “We think we might have found a house to buy.”

Kathie Yllanes met with us a week of two after our first visit and helped answer all our questions about how the building process works at Garman Homes. She had such enthusiasm for her product and was extremely patient with my wife and I who had no experience building a home from the ground up. After several conversations with Kathie and more looking around at the Brevard, my wife and I realized something bad: the Brevard was not going to be our dream house. Kathie heard our reasons out, and then with a somewhat sly grin said, “You know we have this other model called the Southern Pines you will just love!” We loved it then, and now that it is complete, we love it even more. Kathie has been a true angel throughout this entire journey. Every time we had a question or concern, she was simply a text message or phone call away. I have never met anyone so responsive and attentive. Along with her profressionalism, her sense of humor is top notch as she helped us prank our neighbors who also built with Garman. She even took a great joke we played on her with laughter and a a promise to “get us back.” She even gave us great beach advice! Kathie has been our constant companion with Garman. She has truly become someone we consider a friend.

Alaina Money is as much responsible for our Southern Pines becoming our dream home as anyone at Garman. At the design center, my wife and I had a very intimidating task: pick out all the exterior and interior features of the home. How on earth would we know what looked good with what, or what were the advantages or disadvantages of all the items like the floors, the carpets, the bathroom fixtures, … we were lost. Alaina guided us through the process of selecting these items, along with Kelly and not only made the process easy, but extremely fun as well! She had some very insightful things to say, but never once did she pressure us to upgrade to a Level 4 item so Garman could make more money. She helped us make reasoned choices for what our family needs were. She was honest about the advantages and disadvantages in the selections we made, and cheered along with us when we were finished. The pieces for our home were pretty much in place by then. How would they ever get together without something going wrong?

Gerry Felton has a handshake just slightly less forceful than a pro wrestler. So after meeting him, I thought how was he going to turn our pile of parts into a dream home? Gerry is a masterful builder and took the time to answer all of our questions along the way (even the dumb ones). He seemed to know everything about where in the process our house was down to the location of every nail hole. Whenever we asked him about something that seemed to need fixing, Gerry usually would respond with “I saw that last time I was there, it will be fixed.” And it was, which shows that Gerry keeps a promise and is a builder that takes tremendous pride in his homes. Gerry took the parts we had selected for our home, and made them something more than just a house: our Southern Pines became our dream home.

There are others at Garman we have not yet met, or had some behind the scenes role in our house’s construction that remains unknown to us. My wife and I would like to thank them as well, and we know that if and when we do meet them, we will still feel like Rock Stars. That is how Garman does business. Hire the best, treat the buyer like they are the absolute best, and provide a home that is many times more than just a great house. And this treatment is sincere because the people at Garman truly care about the product and about their buyers. We are closing on our dream home tomorrow and yet is is bittersweet. We will miss our regular interactions with our friends at Garman. Thank you everyone for everything you do! We are going to recommend Garman to everyone we know because you guys are the Rock Stars!

Dan & Gerry talk quality while A$ types...


Gerry: I feel terrible saying this...but there’s not a whole lot we do differently than any other builder in this market.


And thus begins our quality of construction series. I’m sitting in our future Parade home at Holly Glen with Gerry and Dan and I’m trying to coach them thru how to blog, why we should blog and getting them to think about the quality of our construction.


I pounce on Gerry like he's just solved one of the world's greatest mysteries, 'that's exactly how we should start the quality series!'


Gerry is perplexed, 'why would you write that down?'


I was not perplexed, 'because it's true, it's not just about our materials...quality of construction is about more than just the parts you put together so tell me why we still do it better, all other things being equal.'


Dan jumps in now...'building a house is 100% management...individual superintendent management. The coordination of the trades is critical...if your subcontractors aren’t able to get ahold of somebody or the house isn’t ready or the house isn’t open for them to do their work then that trade is gonna be unhappy and be less likely to do a good job.'

Gerry is in complete agreement, 'it doesn't matter how good your materials are if your people that are putting them together don't do a good job. Good management leads to good quality built houses.'

I can tell Gerry's on a roll now...'Our field managers have a policy...every room, every house, everyday.'

This is a new policy to me and I'm excited about it because I know this is the stuff that infuses quality into our homes from start to finish. This is the stuff that makes us different. I know it might seem like a really basic concept but I also know there are very few builders out there committing to a policy like this. Why? Because it takes a lot of time and a lot of discipline. But, it's one of those things that just makes sense-how can you manage or maintain a high quality construction process if you're not in every room of every house everyday? You just can't. At least not as well.

I look up at my two new bloggers and announce, 'cool, that's an entry. I love that policy.'

Dan & Gerry are surprised, 'really that's all you need?'

I assure them, 'yep. that's a great start.'

They're happy. Both are inherently task driven and marking this first entry off their list was important to them. Stay tuned for more from these guys...before you know it they'll be blogging on their own...unprovoked. Maybe. We'll see.

Dan Morse Scores Two Thumbs Up!

When Jim threw out the idea of each of us writing an entry on who we were as kids I thought, 'really? why should we do that?' but then I thought...'well why the heck not?' Like anything we write about ourselves, it is just further insight into who we are as individuals and as a company. So here goes...

A few things come to mind when I think of myself as a kid...context always helps so I'll start with FIVE THINGS YOU SHOULD KNOW ABOUT MY CHILDHOOD.

1. I am the youngest of 5 children and while we weren't raised quite as strictly as the Von Trapps from the Sound of Music-they are the closest example that comes to mind.

2. All of us were required to take piano lessons and dance. All of my siblings took ballet, I took jazz. I can still play a rockin' chopsticks overture but I played the Ave Maria like a lively march.

3. My mom is 100% Italian and I didn't know you could buy pasta or sauce from the store until I was well into elementary school. And now that I know how to make both, I don't why anyone would ever buy pasta or sauce from the store.

4. When I was too young to read but old enough to understand pictures I made a lego representation of the cover of my Dad's copy of Newsweek (it was a very simple descending staircase shape) and when my father asked me what I made I answered, 'Budget Cuts.'

5. When people asked me what I wanted to be when I grew up I always answered, Obstetrician.

My mom says I was the only child (out of the 5 of us) that ever talked back to my dad. That doesn't surprise me-I still want to be heard. I was always looking for ways to distinguish myself from the pack. My siblings were all really good at something and I didn't want to compete with them for the same accolades...I wanted to blaze my own trail and be equally good at something so I could earn their respect.

I was mischievous and entertaining and kinda hope I always am.

WTH with the blog, Jim?

OK blog fans...It has come to my attention that this whole "blog" thing may seem like a foreign language to Dan and Gerry.  Fair point, fair point.  I wanted to take a few moments to discuss what this blog is all about and why it's going to be a great place for all of us to sound off.  

  • Garman Homes Unplugged is unique.  The feedback on Alaina's blog has been tremendous...not just because she is a gifted writer, but because the entries are just so darn honest.  People like that.  People want that.  Polish is over rated.  Go for honest and messy over polished and slick.  We are building a library of blog entries that can then be used to help us communicate with our customers.  Want to know more about the guy building your home...cool, read these entries.  Want to know about the quality we build into our homes?  Cool, check out our quality series.
  • What is a blog?  It's a journal...a series of diary entries...that each of us can make.  It's not hard, you can even do it from you iPhone.  We'll teach you how.  A picture and 4-5 words is all that may be needed for a blog entry..."Wow!  Check the Sod on Jeff & Wendy's House!"...cool.  
  • Is there a rush?  Not for the technology part, we'll teach you that over the next 30 days.  The rush is for content...1-2 entries a week from us will add up quickly.  Why do you work for Garman Homes...just open and email to me and Alaina and start typing.  Go where ever you feel like.  Use your own voice.  Start writing.  5 sentences is fine.  5 paragraphs is fine.  No rules.  
Gerry & Dan - You guys are going to learn to speak marketing just like Alaina learned to build a home.  We will be right there with you, We're not going to let you fail.  But we are also not going to do it all for you.  It's a stretch.  It's outside your comfort zone.  Good.  Welcome to Garman Homes.

Gerry Charm School - Small Things

The small things make a big difference. 

How do you answer the phone when a customer calls?  How quickly do you get back to a customer?  Do you call because you need to?  Or do you sometimes call just because?  So much of customers service is the approach...and that is what Gerry and I sat on the front steps of Dawn & Jeff's house the other day discussing.  What are the small things you can do so that our customers know how much they mean to us? 
  1. Call back right away!  The days of "I'll return your message within 24 hours" are over.  It's ok if you don't have the answer, it's ok if you don't have a lot of time.  But it's not ok to put customers off.  Give them a quick call to let them know you care.  One day, I need to write up the story of how I learned this lesson the hard way...Mr Bothika, thank you.  Kurt Burger, thanks for not firing me. 
  2. Enter ALL customers as contacts in your phone.  Seriously.  If I don't have someone loaded in my phone as a contact, I won't call them.  Take 30 seconds and do it now.  Make it easy on yourself to be a good communicator.  And when your customer calls, answer the phone by saying hello to them, "Alicia, great to hear from you!  How can I help you?"
  3. Call for no reason.  This is one of my favorites.  Once all your customers are on speed dial, it's easy to give them a quick call when walking through their home under construction.  How fun is it to share the excitement of their granite tops that were just installed that day?  Share the joy with them as it happens with a quick call. 
  4. Mix it up.  Call, text, email, facebook...get to know each customer and how they like to communicate...and then do it.  We are all different.  Respect that.

This is what I remember for my 1st Spanish class back in...well...we don't need to go there!
I've decided my Back to School this fall is to relearn all the Spanish that I've forgotten over the past 30+ years since that first day in middle school. Ok stop adding now :).

Then I got an iPhone (remember I'm the technologically-challenged one of the group). I may need to go Back to School in order to really learn how to use this very cool phone and since my son is now at college (my favorite go-to IT guy), I can't ask him for help. So I have signed up to take an iPhone beginner class at our local Realtor Association this week and then a intermediate class in September. So watch out all you iPhone masters-I am going to blow you away with all that I learn...can't wait to share!

What I Like About Gerry!

I'm onsite today in Holly Glen! Kathie is over at Bridgewater. I wanted to take a moment to shout out to Gerry about how awesome the neighborhood looks...

- The homes are clean! All six homes under construction are swept out, the yards are graded, and the garages organized.

- I've never seen hardwood covered and protected so well! Seriously, not only did they lay corrugated paper, they also taped down extra cardboard at the high traffic areas. Go Gerry, Go CTI! I'll upload a pic when I get to a computer.

- The trash piles were removed before the weekend and the trash boxes moved to the side. Nice.

And even cooler than all that... I stopped into see Jeff and Dawn who closed earlier this week and they could not say enough good things about Gerry, Kathie, Jackie, and Alaina! They said everyone warned them building would be a nightmare...the builder would nickel and dime them, the house would not be ready, etc.. But they said that at every step they were thrilled to find us responsive, patient, and fair.

Nice job team. Nice job Gerry. I'm really lucky to be out here today selling Garman Homes!

Back to (Grad) School


So a few weeks ago Jim Garman calls me and tells me we're gonna shift things around a little. And by a little he means a lot. But it's all good. It's an all good shift. I'll tell you all about it but in the meantime I need to give you some quick historical context...

Garman Homes History lesson slash Behind the Scenes Building Industry Knowledge: most builders of our size (40ish homes per year) do not have their own sales team (sales team that is comprised of actual employees of the builder).

Then how, pray tell, do they go about the business of actually selling their homes you might ask?

Typically they hire a 'builder marketing company' which staffs their neighborhoods with realtors who are independent contractors. Have you ever seen a sign for a builder that says, So-and-So-Builder and then in little letters underneath it says 'marketed by xyz marketing company'? If you haven't noticed it yet I can guarantee you'll notice it now.

Anyway, I had to give you that context so I could tell you about the shift. The shift was that we're going to do something we've never done before...we're going to conform to the norm. YIKES, right? Well, not really, it just makes good sense. Good sense is also something we're not really known for-but not in a bad way-more in a way that makes good sense to us but maybe not to our competitors. I digress...what Jim called to tell me was that it was time for Garman Homes to be marketed by Go Builder. Basically, we're extracting our sales team (me included) and shifting everyone over to being independent contractors of Go Builder. And for me that meant going from being the sales manager of just Garman Homes to being the sales manager for Go Builder, Garman Homes and other to-be-named builders. All together now, YIKES!

I was equal parts excited and terrified as I digested this shift. Jim and I talked and talked and decided this shift, for me, was like going to grad school to be a Sales & Marketing Manager. After all, I was getting the opportunity to work with arguably the very best Sales & Marketing VPs in the local market and they were going to teach me how to be just like them. So excited. So terrified. But still all good.

I've been to grad school before (Go HEELS!) and I'm happy to be back in grad school again. I'm good with the shift. Stay tuned for changes to all of our signs and other cool stuff I come up with while I'm in grad school.

We will never buy a filing cabinet

There are a few behind-the-scenes things you should know about us.  One of them is I can't stand paper.  And don't even get me started on "legal-size" paper...oh boy.  My problem with paper isn't that I want to save trees...recycling has eased my mind on that one.  My problem with paper is that it can only be in one place at a time. 

If I have a vendor file at the office tucked inside a filing cabinet, you need to be at the office to see it.  Duh.  But if the vendor file is scanned and available via Citrix to our entire team...well, that makes more sense.  Paperless is not about eliminating clutter, paperless is about accessibility of information. 

At Garman Homes we scan our mail each week, we maintain electronic lot files, we post our plans and bid documents online.  I'm not saying it's all perfectly organized, in fact, at times it is a mess...just as an office can be.  But at least our entire team can dig through it and find what they need remotely. 

How does this change our customer experience?  I'm not sure it does.  Great systems can be built on any technology or no technology.  I just wanted to share with you another piece of what we are all about.

Gerry Charm School - Put Down the Phone!


Believe it or not, my husband thinks that the cell phone is the single worst invention known to man. I am not sure that I agree with him but I do feel that sometimes it can really be just a big pain the you know what.

So my mission, and yes I have chosen to accept it, is to give Gerry his charm school lesson on the art of knowing when to answer his cell. Gerry is always busy and his phone is constantly ringing. He is the guru of the iphone of which I am the challenged one! He stands there all cool with that thing on his ear, I believe it's called a Bluetooth or something like that-not a fan at all! You can be in mid sentence when he puts his finger up as if to say Shhh.... I got a call.

Of course I am usually totally cool with it..he is the man and things don't get done if he can't get his job done and if I was the one calling him I would certainly want him to answer. BUT there need to be limits. So what do I think?

Never answer a call when you are with a customer unless of course it pertains to them. I would love your undivided attention-what I am saying is critical to our success!

But of course if the call is from Jim Garman call-feel free to answer that one

Back to School - Garman Homes Style


Hi, I'm Jim...and I spend way too much money.  

Picture me sitting at a tiny desk as Mike Loiacono paces back and forth in front of a chalkboard, pausing his lectures occasionally to whack my knuckles with a ruler.  Picture me starting a journal in which I diligently journal ideas that could save our company money.  Picture a final exam page filled with questions about our overhead cost codes and budgets.  Ouch.  I have a lot to learn!  

Back to School is a movement at Garman Homes.  Back to School is our way of saying, "Hey, we aren't so good at some things, let's get better!"  Back to School is about owning our weaknesses...publicly.

Hey Alaina! I ripped off your blog!

From your "let-it-all-hang-out" tone, to the cute picture of you and Gerry and Dan, to your blogger template, I ripped you off girl.  It's a huge complement, of course.  But still, I know it may hurt, just a little. I thought I had better come out and own it...right from the very start...of Garman Homes Uplugged.

For those of you who have been living in a cave this summer and haven't experienced Alaina Money's sensational blog, Build Like a Girl ... DROP EVERYTHING and read it.  It's like reading a combination of Fine Homebuilding and People.  It feeds your soul.  You can't help but laugh...and Alaina reminds you it's ok to cry.  

Hundreds of people followed Alaina's adventure this summer because she was perfectly herself, and she was perfectly delightful.  Point taken.  The world is tired of slick marketing.  Anyone with enough money can do slick.  The last frontier of marketing is to be real.  And you can't buy that.  You've got to live it and share it.
